Salamun Alaikum

In these blessed days of the month of Rabiul Awal, we extend our felicitations to our present Imam Al Mahdi (ATFS) and to all the Muslim Ummah on the birth anniversary of Rasule Azam – Rahmatulil Alameen our beloved Prophet
Mohamed Mustafa SAWW and our 6th Imam Jaffer As-Sadiq AS as well as on the auspicious occasion of the coronation of our last infalliable descendant of our beloved Prophet Mohamed Mustafa SAWW, our present Imam Mahdi ATFS. On behalf of all the EC members we wish you and your respective families – Khushali Mubarak.

As per the Executive Committee commitment of providing monthly property updates, we are pleased to provide you with the latest position in relation to the works at our Beloved Centre.

Centre Restoration – Surveyors Update
As mentioned in September’s update, investigative works are now almost complete awaiting final drafts of the reports to be formally submitted to the insurers. As per the last update, Inshallah, these are all due to be completed by the end of October/beginning November paving way for tender packs to be compiled and issued to the respective contractors.
This detailed plan is needed to ensure the insurers and future contractors have a full understanding of the work required to restore the building.

Roof Investigation: Following extensive surveys since the scaffold access was provided – we have now heard back from Northwood Carter on the condition of the entire roof. James Carter and his team have written a very detailed report regarding each element of the roof, which is now being reviewed with the aim of sharing the options with the general body for the upcoming EGM.

Centre Restoration – Architect Update
Following Septembers update, our architects Studio Downie are making good progress in studying various proposals. They are also looking at new access/entry points and options to reconfigure the use of our main halls to get maximum capacity.

At the same time, they are actively exploring with the Heritage consultants to understand the limitations of our listed building and how we can increase the footprint of our centre while being in the conservation area. This report will be ready soon and after review by the property team, will be available for members perusal.

Temporary Steel Structure within the Centre
Following our pre planning application meeting, which was held with the Harrow Council officer, we still await written report from the council as part of Pre App to guide us what we need to do in regard to submitting plans for TSS or consider another option. This report is being chased up and Inshallah we will share the contents of the report in due course.

Internal temporary works at our Centre
As the site investigations are near completion, we are now in liaison with the insurers via Northwood Carter, regarding the option for temporary use of the ground floor area of our centre subject to the insurers approval. This would be in a similar format to a temporary structure, in that facilities such as carpets and lighting would be for temporary usage only. This will allow our community members to have access to our centre’s ground floor facilities in a safe manner. Inshallah, we will have further updates on this in due course.

Insha’Allah we continually strive to do our best to speed up the above processes as much as possible and are fully focused to call the General Body Meeting before the end of the year to provide our members with options to decide on the best way forward.

PROPERTY UPDATE

Salaam Alaikum,

As part of our ongoing commitment to our members, we had promised updates on the works at our Hujjat Centre.

Alhamdulillah we have made both first and second floor safe, and we are now working on ground floor safeguarding following the water damage to ceilings and floors.

Following the strip out of damaged ceilings on both floors, we have identified structural problems of the roof which have become weakened due to this water ingress- and therefore emergency works will be taking place at the centre, requiring scaffolding over the main building.

We continue to ask for your support and Duas through this phase of safeguarding works. We are working closely with the insurers and local authorities throughout.

As we embark on the further restoration part of the Centre, we would like to invite any individual or organisation to express interest in tendering either directly or as a subcontractor for the works. The work will require multi-disciplinary experience and expertise, along with compliance to the latest CDM and HSE regulations. Potential Acquisition of a site in Stanmore

In 2012, the RNOH managed to secure outline planning for 92 residential units on the site. These units are a mix of flats and houses encompassing a total of c. 150k sq ft GIA.

We are actively working on evaluating the risks on the site and will be reporting back to the community in due course. Inshallah with our collective duas, we hope that this endeavour will yield fruit for our community.

The Leaning Wall of Stanmore

On Friday 9th February, the length of time the Berlin wall was demolished exceeded the total time the wall had been up. In order to celebrate the occasion, the General Body voted to finally bring down their own wall which was clearly past its prime.

As many of you have noticed, the leaning wall in the ladies car park (affectionately known as the leaning wall of Stanmore) is being dismantled to enable safe reconstruction. We have been forced to close the road on Wood Lane however we were fortunate to time this in half term to reduce the disruption to the local residents.

We are grateful to Husayn Mawji for his hard work in facilitating this unique challenge and Harrow Council and the local Highways team for their support in enabling us to make our centre safer for our community.

Property Team have a guided tour of the Centre

In seeking to understand the art of the possible within the current Stanmore site, one the principal tasks that the Property team has undertaken, was to take a walk around he Stanmore site to understand the condition of the building. Syed sahib was kind enough to act as our tour guide, steering us through all the various boiler rooms, classrooms and even the bridal suite. 

The most notable thing when walking around the site highlights the impressive way we have utilised the full breadth of the building. It is truly inspiring to see us expand and encourage our community to proactively occupy all elements of the building for multiple different uses throughout the year.

However, our extensive usage of the building and the years of heavy service that the building has given us, has shown its impact on the wear and tear on the fabric of the building. There are visible signs of serious issues on the site that need to be addressed. It is normal for a building of this age, however this has to feature in the short-medium term plans for our community centre.

What we have realised as a team is that a significant amount of money will need to be spent on this site in order to maintain the status quo. The Property team will need to assess this carefully against future plans in terms of longevity of this site as well as expansion plans and delisting conversations.
